BOOKING TERMS
In booking accommodation with Australian Executive Apartments Pty Ltd (“AeA”, “we”), you ("the Customer", “you”) agree to the following terms and conditions:

Online Bookings:

  1. AeA uses its best efforts to ensure that the information available on its website is accurate. However, no guarantee is provided by AeA that the site is free from errors or faults.
  2. AeA does not accept liability for any errors or omissions and reserves the right to change information published on the site at any time.
  3. AeA does not accept liability for any indirect or consequential loss arising out of the use of or connected with its website or for any products or services purchased from its website.

How to Book / Quotes and Reservations:

  1. Bookings can be made over the internet at www.aeahotels.com or by calling our Reservations Department on + (61) 2 9315 8388.
  2. Reservations are subject to availability and actual pricing at the time of booking.
  3. Verbal quotes are valid for 24 hours only. Any verbal quote given is only an estimate of the price, which will be subject to written advice on confirmation of the reservation.

Deposit:

  1. A deposit payment must be received immediately to confirm the booking. Payment of this deposit will indicate acceptance of these booking conditions.

Final Payment:

  1. Full payment must be received at least twenty eight (28) days prior to check in. For bookings made less than seven (7) days prior to check in, full payment is required at time of booking via credit card.
  2. If deposit or final payment is not received by the due date, we reserve the right to cancel the booking. Confirmation and invoices are subject to reissue if incorrect through error or omission and you accept the liability to then pay the correct cost.

Payment Options:

  1. Credit Card payments only are accepted for online bookings. Prices quoted are in AUD and all payments must be made in AUD. A 2% credit card surcharge fee will be charged for Visa, MasterCard and Bankcard and 3% surcharge will be applied for Amex and Diners club cards.

Cancellations:

  1. A minimum of 14 days notice (received in writing/email) for all cancellations/alterations is required. Where less than 14 days notice is provided a 30% cancellation fee will apply. Where less than 7 days notice is provided the full deposit will be forfeited. Payments by Credit card will only be refunded to the same credit card.

Amendments to Date or Property:

  1. A minimum of fourteen (14) days notice required for any amendments to bookings, otherwise further charges may be incurred, at the discretion of AeA. Changes must be received in writing and acknowledged by the management.

Rates and Changes:

  1. Rates may be changed at any time. Prices listed are in AUD and are inclusive of GST where applicable. Rates do not include existing or proposed taxes and government charges, unless otherwise indicated.
  2. Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of the reservation. The price of your accommodation cannot be guaranteed until full payment is received.

Apartment Servicing:

  1. Apartments are serviced once a week (minimum 7 nights stay only) or as requested and paid for.

Check In and Check Out:

  1. Standard check in is 2pm and standard check out is 10am. These times may vary, please confirm these times upon booking.
  2. For guaranteed arrival prior to 2pm, a room must be reserved from the previous night and therefore includes an additional nightly charge.
  3. Late check-out, up to 12 noon, is at our discretion and must be requested at time of check in. No guarantee can be provided as to the availability of late check out. Late check out after 12 noon will incur the following additional charges:
    1. 12 noon to 2pm – 50% of full daily rate
    2. After 2pm the full daily rate applies

Room Allocation:

  1. In the unlikely event of a situation whereby AeA cannot provide accommodation as previously confirmed, for whatever reason, we will use our best efforts to provide you with alternative accommodation within an AeA managed building, of equal or better grading. Should there not be the availability of alternative accommodation of equal or better grading in the vicinity of the original booking, it may be required to provide you with accommodation of a lesser grading. If this is the case, any reduction in costs will be refunded to you.
  2. The alternatives offered are at AeA’s discretion.

Accommodation:

  1. Whilst care is taken to ensure that the description of facilities and services provided at your accommodation destination is accurate, these are continually being changed, upgraded, and on occasion, taken out of service. If any feature/facility is essential to you in choosing a particular property, it is advisable that you check this at time of booking. AeA cannot be held liable for omissions or errors, whether temporary or permanent of a property's facilities and services.
  2. Property room photos may not be specific to actual room allocated. Photos are indicative only. Accommodation facilities listed may not apply to all room types.

Special Requests:

  1. Whilst we attempt to satisfy all special requests, we are unable to provide a guarantee.

Booking Arrangements:

  1. The person effecting a booking shall be deemed to have accepted the booking conditions on behalf of all persons named in the booking. We will require the names of all guests occupying the premises for security.in case of lst keys and if we need to be of assistance.

Under 18's:

  1. All clients under the age of 18 must be accompanied by a parent/guardian or an individual over the age of 18, the property has the right to refuse any booking, when the legal guardian over 18 cannot provide current photo ID if requested prior to or upon check in.

Responsibility:

  1. AeA both for itself and on behalf of their employees or agents do not accept any responsibility for any act, omission, default or neglect of themselves, their employees or agents for injury, damage, or loss to persons or goods whatsoever or however the same may be caused. You agree that:
  2. AeA will not be liable for any accident, injury, delay, property damage or personal loss to you or those staying with you in connection with any accommodation or other services resulting directly or indirectly from any occurrences or conditions beyond its control, including but not limited to acts of terrorism, act of God, defects in vehicles, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule.
  3. Every effort is made to ensure that information displayed on the AeA website and any AeA material or publications are correct. Information and rates are subject to change without notice.
  4. Liability is limited by the innkeepers act 1968.
  5. AEA only accepts instructions on the above terms.

No Party Policy:

  1. Our No Party Policy, which all guests have signed and agreed to upon registration at the front desk, will be strictly enforced.
  2. Any person(s) found to be creating excessive noise, having a party or excessive gathering in their apartment or exceeding the numbers of permitted guests, will be evicted without refund or be charged additional person rates.
  3. Our intent, as a serviced apartment accommodation provider, is for all our guests to enjoy the comfort and facilities we offer. Visitors of registered overnight guests must not remain in the apartment overnight.
  4. Any visitor of a registered overnight guest is the responsibility of the guest and the guest will bear the costs and/or consequences of the actions of their guest(s).

How to Apply for Accommodation:

  2. If deposit or final payment is not received by the due date, we reserve the right to cancel the application. Confirmation and invoices are subject to re-issue if incorrect through error or omission and you accept the liability to then pay the correct cost.
  3. A trust account receipt is available for all tenancies.
  4. Credit card payments only are accepted for online applications. Prices quotes in AUD an all payments must be made in AUD. A 2% credit card administration fee will be charged for Visa, MasterCard and a 3% administration fee will be applied for AMEX.

Nature of Agreement:
This agreement operates as a residential tenancy agreement for the purposes of the Residential Tenancies Act 1987 (as if that act had not been repealed) and the Residential Tenanciies act 2010 on the terms of the standard form of residential tenancy agreement prescribed by the Residential Tenancies (Residential Premises) Regulation 1995(as if that regulation remained enforced). and the residential Tenancies Regulation 2010.This requires you to comply with the by-laws for the building. Please refer to www.bridgeportapartmentssydney.com for the standard form of residential tenancy agreement and the by-laws for the building. This agreement also operates as a notice that the agreement terminates and you must give vacant possession on the departing date. You warrant that you do not intend to occupy the premises for the purpose of a holiday.Use of premisis in the building for a holiday is not permitted.

Apartment Cleaning:
Unless you make alternative arrangements to our reasonable satisfaction, you must either clean the premisis and launder the sheets and towels prior to departure , or if you prefer we will procure a separate cleaning company (separate from the landlord and separate from AeA) to arrange for such cleaning to be done on your behalf and you must pay the cleaning charge for those cleaning services in order to satisfy your obligations under the standard form of residential tenancy agreement to clean the premisis.

  1. This cleaning charge, if applicable, is separate from the residential tenancy agreement and is received on behalf of the cleaning company (separate from the landlord and AeA) as payment for cleaning services provided at your request on your behalf.
  2. Keys to apartments are generally available from 2pm on the day. However arrangements can be made for early access.
  3. For guaranteed arrival prior to 2pm, an apartment must be reserved from the previous day and therefore includes an additional nightly charge.
  4. Late departure up to 12 noon is at our discretion and must be requested prior to or at the time of arrival. No guarantee can be provided as to the availability of late departure. Late departure after 12 noon to 2pm, will incur 50% of the daily rate. 2pm onwards will incur the full daily rate.

Apartment Allocation:

  1. In the unlikely event of a situation whereby AeA cannot provide an apartment as previously confirmed, for whatever reason, we will use our best afford to provide you with an alternative apartment within an AeA managed building, of equal or better grading. Should there not be availability of alternative accommodation of equal or better grading in the vicinity of the original booking, it may be required to provide you with an apartment of lesser grading. If this is the case, any reduction in costs will be refunded to you.
  2. The alternatives offered are at AeA’s discretion.

Accommodation:

  1. Whilst care is taken to ensure that the description of facilities and services provided at this building is accurate, these are continuously being changed, upgraded, and on occasion taken out of service. If any feature/facility is essential to you in choosing a particular property, it is advisable that you check this at the time of application. AeA cannot be held liable for omissions or errors, whether temporary or permanent of a property’s facilities and services.
  2. Property photos may not be specific, they are indicative only. Please refer to the condition reports and inventory listing.
  3. A condition report will be provided on site or given to you at the time of signing the agreement.

Tenancy Arrangements:

  1. The person affecting the tenancy shall be deemed to have accepted the conditions on behalf of all persons named in the tenancy.

Responsibility:

  1. AeA both for itself and on behalf of their employees or agents do not accept any responsibility for any act, omission, default or neglect of themselves, their employees or agents for injury, damage, or loss to persons or goods whatsoever or however the same may be caused. You agree that:

AeA will not be liable for any accident, injury, delay, property damage or personal loss to you or those staying with you in connection with any accommodation or other services resulting directly or indirectly from any occurrences or conditions beyond its control, including but not limited to acts of terrorism, act of God, defects in vehicles, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule.

Rental Bonds:

  1. A rental bond if required will be paid by the tenant at the start of the tenancy agreement, which will be returned at the completion of the tenancy unless there are reasons for the lessor to keep the bond.
  2. The bond will be used as financial protection for the lessor in case the tenant breaches the term of the agreement.
  3. If the tenant causses damage to the premises, breaches the agreement or owes rent at the end of their tenancy, then part or all of the bond money will be kept.

Apartment Condition Reports:

  1. At the end of each tenancy the agent will do a condition report.

No Party Policy:

  1. AeA Bridgeport, as a residential strata building, whereby residents conform to a set of by-laws, which include keeping noise to a minimum. Therefore, a NO PARTY policy or overcrowding applies. AeA takes pride in providing a peaceful and homely environment to all residents.
  2. Our intent as a corporate accommodation provider is for all of our tenants to enjoy the comforts and facilities we offer.
  3. Any person(s) found to be creating excessive noise, having a party or overcrowding in their apartment or exceeding the number of permitted guests, will be evicted without refund.
  4. Any guests of a tenant is the responsibility of the tenant and the tenant will bear the costs and/or consequences of the actions of their guest(s).
